Cognition Land and Water Progressing Phase 3 of Ironbridge Redevelopment

3 October 2025

Cognition Land and Water is proud to be delivering the enabling works for Phase 3 of the Ironbridge Power Station redevelopment, on behalf of Harworth Group. This landmark regeneration project continues to progress at pace, supported by a strong and collaborative relationship with the client and wider project team.

Our works include below-ground demolition and decommissioning, extensive earthworks and contamination remediation across the former power station site. We are currently making excellent progress with the complex removal of the A-Station foundations and structures, some of which extend over 16m below ground level. These technically demanding works are being delivered safely and efficiently, drawing on our specialist expertise in large-scale brownfield regeneration.

A key focus throughout the project has been the sensitive management of the site’s ecological features. All works are being carried out with great care to protect and preserve local wildlife including badger setts, nesting birds and bat habitats. Our team is working closely with ecological specialists to ensure that mitigation measures are implemented and maintained to the highest standards.

To support this, we’ve deployed a network of renewably powered environmental monitoring stations across the site. These systems provide real-time data to confirm the effectiveness of our mitigation strategies and ensure that potential environmental impacts to sensitive receptors and neighbouring communities and environments are minimised.

Sustainability is central to our approach.  The vast majority of soil and demolition arisings (>99%) are being processed, treated and reused on-site, significantly reducing waste and vehicle movements.  In addition, a substantial volume of steel from the original power station structure has been recovered and recycled, contributing to the project’s circular economy goals.

Cognition is proud to be playing a key role in preparing the former Ironbridge Power Station site for its future as Benthall Grange - a vibrant, mixed-use community that will bring new homes, employment opportunities and green spaces to the Ironbridge Gorge area.
