Cognition’s Expertise Transforming Former Gasworks Sites

Cognition Land and Water has extensive experience in the remediation and enabling of former gasworks sites across the UK. These complex brownfield projects typically present a legacy of heavy contamination (tar, hydrocarbons, PAHs, heavy metals, asbestos, cyanide, and NAPL), redundant gasholders and tanks, and challenging ground conditions. Our work enables safe redevelopment into residential and mixed-use schemes, often in highly constrained urban settings and near sensitive receptors such as rivers, canals, and existing housing.

Across multiple sites, our approach has consistently focused on:

  • SUSTAINABLE MATERIALS MANAGEMENT – maximising on-site re-use under CL:AIRE DoWCoP and minimising costly disposal and importation.
  • TARGETED REMEDIATION TECHNIQUES – including bioremediation, soil stabilisation, chemical oxidation, and groundwater treatment to address specific contaminants.
  • SAFE DEMOLITION AND DECOMMISSIONING – dismantling above- and below-ground gasholder structures, tanks, and foundations, while managing asbestos and tar residues.
  • ENVIRONMENTAL PROTECTION – through extensive perimeter monitoring (dust, odour, VOCs, noise, asbestos fibres) and water treatment systems to protect controlled waters.
  • ENABLING WORKS – delivering piling mats, drainage, canal/river wall construction, and platforms to support the subsequent construction phase.
  • STAKEHOLDER ENGAGEMENT – working with regulators, local authorities, and bodies such as the Canal & River Trust to ensure compliance and minimise disruption.

We are currently delivering a comprehensive package of enabling and remediation works at King’s Road Park, Phase 4, in Fulham, on behalf of St William Homes. Our scope includes pile mat construction, anchored sheet piling, multi-level basement excavation, historical tar tank removal and contamination remediation on this highly constrained former gasworks site. In 2022/23, we successfully completed the contamination remediation, site turnover, and enabling works for the entire former Bow Common Gasworks site. In 2025, Cognition returned to this site and is carrying out additional enabling works on Phase 2 of the Bow Green development on behalf of St William Homes.
